Step 1 The search begins
Utilise our property search page to locate properties that match your criteria. In order to secure a property, we recommend an early viewing.
Step 2 Accompanied viewings
Times to suit you. A large number of our viewings are carried out during evenings and weekends.
Step 3 Securing a property to rent
Once you’ve identified a suitable property you will need to complete a property reservation form and in certain instances pay a holding deposit in order to have it taken off the market.
Step 4 Referencing
Your prospective new landlord will be keen to make sure that you are a suitable tenant and that you have the ability to pay your rent. They may also be interested in whether you have rented a property without any major problems in the past.
Step 5 Credit Check
In order to carry out a credit check some or all of the following documents may be requested:
Step 6 Paperwork
Once the landlord confirms that they would like to proceed we will draw up the relevant paperwork, forming an agreement to be signed by both parties.
Step 7 Rent and deposit
An advance rental payment is required prior to the commencement of the tenancy. A rental deposit is also required from the tenant. Deposits will be reimbursed to you at the end of the tenancy term, subject to the details of your agreement and the findings of the inventory check-out report. As per current legislation, your deposit will be held by a third party as part of the DPS. (Deposit Protection Scheme).
Step 8 Completion
Congratulations, keys are now handed over and you can move into your new home!

In order for us to reserve the property for you, we will require a holding deposit which equates to a maximum of one week’s rent.
Please note: As long as you have passed referencing, the holding deposit will either be returned to you within a maximum of two weeks, or at your request, put towards your
First month’s rent or the refundable deposit for the property.
Should you fail the referencing checks, fail to provide us with the requested documentation or decide not to take the property after referencing has been completed, then this holding deposit will be retained and not returned to you.
Payment can either be made by bank transfer to HSBC Sort Code 40-15-07 Account No 33663558 or by cash. A Receipt will be provided.
Along with the completed property reservation form, we also require a copy of the following documents for each applicant; Driving Licence and or Passport, Utility Bill, Wage Slips and Bank Statement.
Referencing usually takes two to three working days, this could be longer should a Guarantor be required.
If the references have come back with a Grade A, then, when you have signed the shorthold tenancy agreement, we are in receipt of the deposit and first months rent
(Cleared funds), you will be able to move into the property as soon as it is available.
