Tenant Selection:
An important part of our role is to find and keep quality tenants in the properties we manage. Our thorough selection process fully investigates the following
- Applicant’s current situation and reason for moving.
- Current and previous employment details together with proof of income.
- Financial stability to meet our minimum criteria.
- Identification details of all applicants.
Marketing:
We’ll advertise your property in all the places that matter (property portals, social media etc) and erect a To Let board if authorised.
Inspections:
Prior to a new tenancy, we thoroughly assess your property and complete a detailed report outlining its condition. Photographic records will also be kept on file. Should you choose our managed service periodic inspections are conducted as necessary. An inspection report advises you of the state of your property, how well the tenant is maintaining it and what repairs are required. Our Property Management team has excellent contacts in every field required to keep your property in its absolute best condition. All our tradespeople are fully licensed, insured, they guarantee their work and are extremely cost competitive.

Currently 80% of the 1st months rent.
THIS INCLUDES:
- Agree the market rent and find a tenant in accordance with the landlord guidelines.
- Advice on refurbishment.
- Provide guidance on compliance with statutory provisions and letting consents.
- Market the property and advertise on relevant portals.
- Carry out accompanied viewings (as appropriate).
- Erect board outside property in accordance with Town and Country Planning Act 1990.
- Collect and remit initial months’ rent received.
Fully Managed Service
Currently 10% of Monthly Rent + Letting Fee (See below)
THIS INCLUDES:
Let only service benefits plus:
- Sole point of contact.
- Dealing with daily enquiries from both tenants and landlords, but also third parties.
- Liaising with landlords and tenants to arrange the annul gas safety inspection.
- Collect and remit the monthly rent received less management charges and any repairs.
- Pursue non-payment of rent and provide advice on rent arrears actions.
- Deduct commission and other works.
- Advise all relevant utility providers of Tenant changes.
- Periodic visual inspections.
- Arrange routine repairs and instruct approved contractors.
- Hold keys throughout the tenancy term.
- Liaise with both landlords and tenants towards the end of the tenancy in relation to the renewal or re-marketing of your property.
- Professional Inventory Report prior to move in and Check Out Report after tenant vacates
- Regular Rent Reviews
ADDITIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):
Letting Fee: 75% of first month’s rent to include:
- Full Professional Referencing including credit check, Right to Rent checks, income, employment & previous landlord reference
- Producing the tenancy agreement, obtaining signatures, and signing on your behalf
Inventory Fee for Non Managed properties £90.
Check Out Report for Non Managed properties £60
- A professional inventory and check out report provided by a third party company ensures a fair and accurate assessment of your property is provided. Deposit disputes can be handled correctly with an inventory and check out report
Deposit Registration Fee: £10 (Free of charge if Fully Managed)
- Register landlord and tenant details and protect the security deposit with a Government approved scheme.
- Provide the tenant(s) with the Prescribed Information within 30 days of start of tenancy.
Additional property visits: £25
- To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.
Project Management Fee for works over £100: 10% of net cost
- Arranging access and assessing costs with contractor.
- Ensuring work has been carried out in accordance with the specification of works.
Rent Review Fee £50 (Free of charge if Fully Managed)
- Review rent in accordance with current prevailing market condition and advise the landlord.
- Negotiate with tenant.
- Direct tenant to make payment change as appropriate.
- Update the tenancy agreement.
- Serve Section 13 Notice if tenancy is on a rolling monthly basis.
Renewal Fee £75 (Free of charge if Fully Managed)
- Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
Issuing Section 21 Notice £130
- Complete Section 21 Notice, prepare and provide supporting documents, and ensure appropriate delivery to the Tenant
Checkout Fee £95 which includes Check Out Report (Free of charge if Fully Managed)
- Agree with tenant check out date and time appointment.
- Provide copy of original inventory.
- Negotiate with landlord and tenant any disbursement of the security deposit.
- Release deposit as agreed with landlord and tenant to relevant parties.
- Remit any disputed amount to Scheme for final adjudication.
- Unprotect security deposit.
- Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items.
